About the role
Project Manager
Oversee the planning, development, execution, and completion of real estate projects, ensuring they are delivered within approved budgets, timelines, quality standards, and specifications. Coordinate construction teams, consultants, contractors, vendors, and internal departments while providing management with accurate updates on project progress, risks, costs, and deliverables.
Responsibilities
- Plan and manage real estate development projects from concept/planning stage through construction and final handover.
- Develop project schedules, budgets, milestones, work plans, and delivery timelines.
- Coordinate architects, engineers, quantity surveyors, contractors, consultants, suppliers, and site teams.
- Supervise and monitor construction activities across project sites.
- Track project progress against approved scope, budget, quality and timelines.
- Monitor project expenditure and ensure effective cost control.
- Review contractor performance, work programmes, valuations, variations, and deliverables.
- Identify project delays, risks, defects, cost overruns, and resource gaps and recommend corrective actions.
- Ensure construction activities comply with approved designs, specifications, standards, and regulatory requirements.
- Coordinate procurement and timely availability of construction materials, equipment, and other project resources.
- Conduct regular site inspections and project review meetings.
- Prepare weekly and monthly project progress reports for Executive Management.
- Maintain accurate project documentation, drawings, approvals, contracts, schedules, reports, and completion records.
- Liaise with relevant government authorities and regulatory bodies where required.
- Coordinate project testing, snagging, commissioning, completion, and handover.
- Ensure proper documentation and handover of completed units, infrastructure, and facilities.
- Establish and monitor project KPIs for contractors, consultants, and project teams.
- Ensure compliance with health, safety, environmental, and company standards across project sites.
- Provide management with recommendations on project risks, costs, timelines, resource requirements, and strategic decisions.
- Identify opportunities to improve construction efficiency, reduce project costs, and optimise project delivery.
Requirements
- Bachelor's degree in Civil Engineering, Building, Architecture, Quantity Surveying, Construction Management, Project Management, or another relevant discipline.
- A Master's degree in Project Management, Construction Management, Engineering, Real Estate Development, or an MBA is an added advantage.
- PMP, PRINCE2, RICS, COREN, QSRBN, ARCON, NIQS, or other relevant professional certification is an added advantage, depending on professional background.
- Minimum of 5 years and maximum of 10 years' relevant experience in project management.
- Minimum of 5 years' experience in real estate development, construction, infrastructure, or property development projects.
- Proven experience managing projects from planning and mobilisation through construction and completion.
- Demonstrable experience managing contractors, consultants, site teams, budgets, materials, and project schedules.
- Experience delivering residential estates, commercial developments, infrastructure, roads, drainage, utilities, or related real estate projects is highly desirable.
- Proven track record of delivering projects within approved cost, quality, scope, and timeline.
- Experience preparing project budgets, BOQs, work programmes, progress reports, valuations, and project dashboards.
- Experience managing project variations, defects, delays, claims, and contractor performance.
